· Zone, Code, and Use Disclosure.  Buyer acknowledges that the Property shall be purchased “AS-IS, WHEREIS, WITH ALL FAULTS.” The Property may be subject to city, village, and/or county code or zoning violations, and Buyer accepts the property subject to any such violations.  Buyer agrees to conduct an independent search of all property records in the city, county, and/or village prior to bidding and has bid accordingly.  Buyer shall be responsible for any and all required remediation of the property, if any.  Buyer shall not rely on any information provided by the Seller or Williams & Williams regarding the status of any code or zoning violations, and shall base its decisions on its independent inspection.  Buyer also acknowledges that the property may be subject to city, village, and/or county occupancy regulations and requirements which may impact the current and/or future use of the properties.  Buyer acknowledges that the seller and Williams & Williams make no warranties of any nature, express or implied, as to the permitted uses of the property, and any prohibition of buyer’s intended use of the property shall not be a grounds for terminating the contract.

• Transfer Inspection.  The Property may be subject to undisclosed city/county/state inspections required for transfer of title. Legal Description

Being that property situated in the Township of Pemberton County of Burlington, State of New Jersey, and is described as follows: TRACT NO. 1 - BEGINNING at an old stake in the line of land belonging to M. W. Hargrove and being the original corner stake to a lot of land that the Browns Mills-in-the-Pines Company conveyed to J. H. Warthman, by which it runs (1) South 16 degrees 49 minutes East a distance of 75.78 feet to a corner to land of said Browns Mills-in-the-Pines Company conveyed to Mary Godfrey; by which it runs (2) South 48 degrees 20 minutes West, a distance of 115.55 feet to the East side of Lakehurst Road; along which it runs (3) North 45 degrees 58 minutes West, a distance of 107.48 feet to a point in the said line of land belonging to the said Hargrove; by which it runs (4) North 62 degrees 15 minutes East, a distance of 159.80 feet to a point or place of BEGINNING.

EXCEPTING thereout and therefrom a triangular lot of land conveyed by the said Browns Mills Company to M. W. Hargrove, by deed dated A.D. 1917 and recorded in the County Clerk's Office for the County of Burlington in Book 535 of Deeds, Page 296, &c., described as follows:  ALL that piece of land situate in Browns Mills-in-the-Pines in the County of Burlington and State of New Jersey, described as follows: BEGINNING at a pipe at Northwest corner of land of James Harris Warthman, thence as needle points as of April, 1917, (1) South 64 degrees West along other lands of grantee 157.3 feet more or less to the Easterly line of road leading from Browns Mills to Juliustown, (2) along the Easterly line of said road South 44 degrees 5 minutes East, 42.8 feet, (3) thence along lands of the grantor North 48 degrees 20 minutes East 149.5 feet more or less to the BEGINNING.

TRACT NO. 2 - BEGINNING at a stake on the Westerly side of the Lakehurst-Pointville Road at a distance of 323.23 feet Northwardly from the point of intersection of the said Lakehurst -Pointville Road and the Lakehurst-Juliustown Road and extends thence (1) along the Westerly side of the said Lakehurst-Pointville Road North 16 degrees 30 minutes West 134.92 feet to a stake corner to land of Daniel R. Lemmon, thence (2) South 73 degrees 30 minutes West 121.75 feet to a stake thence (3) continuing further along the line of said Daniel R. Lemmon South 48 degrees 15 minutes West 112.95 feet to a stake in the Easterly line of the Lakehurst-Juliustown Road; thence (4) South 45 degrees 5 minutes East 138 feet to a point, thence (5) North 62 degrees 28 minutes East 162.41 feet to the point or place of BEGINNING. BEING a stake on the West side of the public road leading from Lakehurst to Pointville.
