"A lot or parcel of land being in and a part of the NW 1/4 of the SW 1/4, Section 8, Township 5 North, Range 25 East, Dale County, Alabama, being more particularly described as follows: Commence at the purported intersection of the north right of way (R.O.W.) of Alabama Highway 27 (60 foot R.O.W.) and the west side of said section marked with an existing pin (CAP Number 10089) and run thence South 44 degrees 50 minutes 05 seconds East 57.63 feet along said R.O.W. to a set 1/2 inch rebar (CAP Number CA0642) and the Point of Beginning. Thence North 0 degrees 52 minutes 55 seconds West 279.46 feet along a 40 foot strip running parallel the said west side of section to a 1/2 inch rebar (CAP Number CA0642); thence North 89 degrees 07 minutes 05 seconds East 281.97 feet to a set 1/2 inch rebar (CAP Number CA0642); thence South 0 degrees 52 minutes 55 seconds East 220.21 feet to a set 1/2 inch rebar (CAP Number CA0642); thence South 49 degrees 23 minutes 18 seconds West 247.67 feet to a set 1/2 inch rebar (CAP Number CA0642) at the said north R.O.W.; thence a chord bearing and distance of North 43 degrees 36 minutes 48 seconds West 134.84 feet along said R.O.W. to the Point of Beginning. Also: There is a 30 foot wide easement from the 40 foot wide strip left for the parent property to access the property lying behind the above described property running along the centerline of an existing dirt drive running across the 40 foot wide strip to the above described property and being more particularly described as follows: Commence at the said point of commencement and run thence South 44 degrees 50 minutes 05 seconds East 15.86 feet along said R.O.W. to a point in the center of the easement. Thence a chord bearing and distance of North 34 degrees 42 minutes 17 seconds East 49.82 feet along said easement to it intercepts the west boundary of the above described parcel and being 70.59 feet from the Point of Beginning of said parcel."
